How to Edit a Marketing Kit Flyer

Use this guide to update your flyer details, swap listing photos, preview the design, and download a polished final version.

This is written for Realtors, teams, and brokers using the Marketing Kit included with Picture This Property listing media.

Before you share it

Check the details, choose the best photos, and preview the final flyer.

Open the listing Marketing Kit

Start from the listing delivery page or property marketing link we provided after the shoot. Open the Marketing Kit area for that specific listing so you are editing the correct property.

Go to the printable flyer area

Look for the print materials or flyer section inside the Marketing Kit. This is where you can create, review, download, and update printable property flyers for the listing.

Choose a flyer design

Select the flyer layout that best fits the listing. You may want a clean property flyer, an open house flyer, or a more feature-focused design depending on how you plan to share it.

Swap or adjust photos

If a photo needs to be changed, select the image area on the flyer and choose a stronger photo from the listing gallery. Use images that sell the home quickly, such as the front exterior, kitchen, living area, pool, view, or primary suite.

Crop, fit, or reposition an image

After selecting a photo box, use the available image tools to crop, fit, reposition, or make small adjustments. The goal is to keep the most important part of each photo visible and avoid awkward crops.

Update the flyer text

Click into the text areas you want to change. Review the property address, price, bedroom and bathroom count, square footage, agent name, phone number, website, brokerage information, and any open house details.

Add extra content only if needed

If the flyer layout supports it, you can add another photo area, heading, text block, or simple design element. Keep the flyer clean. A flyer usually performs better when it is easy to scan instead of packed with too much information.

Preview the flyer before downloading

Before sending the flyer to a seller, buyer, or print vendor, preview it at full size. Check spelling, phone numbers, pricing, dates, photo order, logos, and any required compliance details.

Save, download, or share the final version

Once everything looks correct, save your changes and download the final flyer. Save a copy with a clear filename so you can find it later for social posts, open house promotion, email, or print use.
